Market Place on
Twenty-Two
Council granted Manor Development Group
II pre-approval for a large scale shopping center on Route 22 near
Berlin Farm Road within the newly zoned "General Business
Overlay". The developer's proposal includes a grocery store,
home improvement store, hotel and several other shops, restaurants
and office buildings. The development will have 550,000 square feet
of retail and office space, and is larger than the current retail commercial space which already exists in Murrysville!

The above plans are known
is "The Beast" within our planning commission, and as you can see this
is an accurate statement. This is the largest retail commercial site
ever developed within Murrysville. The two council developer incumbents
seeking re-election and voted for this development actually think this
follows our
compressive plan. Unfortunately, the actions of these incumbents
over the past several years compromised our zoning laws and the
comprehensive
plan in order to fulfill self-serving needs by over commercializing
our community.

As you can see the site
plan for Market Place on Twenty-Two is massive. Do you feel this fits
into the character of Murrysville? Do you feel this follows our
comprehensive plan? Do you feel Market Place on Twenty-Two will benefit
our community in a positive manner? If you answered "no" to any of these
questions please vote for our candidates in
the Nov 3rd General Election.

Ron Summerhill in regards to the council meeting where the preliminary
plan for Marketplace on Twenty-Two was approved by council:

Ok, we all learned in high
school what happens when an irresistible force meets an
immovable object; they cancel each other out. Well the other
evening I had the opportunity to witness what happens when an
irrational force meets an irresponsible object; chaos ensues.
I am of course referring to the March 4th Council meeting where
Manor Development presented their preliminary plan for
Marketplace 22. I was feeling ill and was at home that evening,
but definitely wanted to see this unfold, so I tuned in via our
local channel 19. What began as a fairly predictable
presentation and nodding of heads from an approving council,
quickly turned heated when David Trueman, a partner in Manor
Development, began shouting that
Councilwoman Kearns’ concerns with excessive water runoff
and predictive water management evaluations were “silly” and
unnecessary. It was at that point that Ms. Kearns reminded Mr.
Trueman that he is seeking Council’s approval for his plan and
should govern himself accordingly.
After seeing this blatant disrespect for our municipality’s
Council (however you may feel about them) I became fearful of
how, if passed, the Marketplace project would evolve into a
circus of events with this individual, whenever an additional
condition was questioned or an exception asked to be made. A
plan that consists of forty conditions and was recently updated
only moments before this final review by Council, is bound to be
riddled with detailed oversights along the way. Clearly if this
individual walked into my office representing his company and
spoke to my peers in that same fashion, we would not be doing
business together; no matter how much he thought we needed him.
Also to my discontent, was the numbingly disinterested look of
other Council members while this was transpiring. Now, it has
come to my attention that Mr. Trueman is a somewhat ‘passionate’
individual and is prone to these outbursts. Just the same, our
Council continues to endure this circus in Council chambers
because they are so enamored with the desire to see Marketplace
22 constructed. Which true to form, Council did allow the
presentation to proceed and ultimately approved a motion (5-1),
with the steadfast Ms. Kearns being
the only contrary vote.
My point being, is the desire to overdevelop our community such
that we will endure any insult and make any accommodation to the
first developer to walk through the door with a checkbook?
