Suggestions made by CPRM/Citizens
to change the GBOD

Delete the ordinance reference to Commercial Center and
replace it with Mixed Use Planned Commercial Development. Limit
retail box size to 75,000SF max. and include at least 25%
residential construction. This development could include most of the
permitted uses in the proposed ordinance under Commercial Center.
Niceties could include parklets, benches, sidewalks, etc. I know
that this is just a skeleton of an idea but could easily be fleshed
out in short order. Obviously, this concept is intended only for
larger developments.

Another suggestion is the Task Force idea. An Overlay
Task Force would be named by Council consisting of 10 to
12 residents who have interest, knowledge and political clout to
develop a recommendation in three months. Obviously, a wide swath
of stakeholders should be represented so a variety of opinions are
discussed. The Task Force would report back to Council so that
they could review, discuss, and vote on it in month 4. This
idea also needs some fleshing out but would alleviate the current
complaints we have with a lack of inclusion and ownership.

Address the issues of shall verses may within sections
of the ordinance. Chris feel the "shalls" and may are well
placed. However, most of us are not sure about that and would like
the benefit of discussing these with Chris. Minor point but
allowing it will help rebuild that trust thing we talked about the
other night.
